170-Unit Apartment Project Planned for Los Angeles’ Victor Heights Neighborhood

New residential space could soon be coming to Los Angeles’ Victor Heights neighborhood. A recent application submitted to the Los Angeles Planning Department earlier this month shows plans to develop a 170-unit apartment building along College Street. 

According to project documents, the owner and applicant is listed as College Street Owner LLC. The architect for the project is KFA and the design architect is listed as WOMO Architects.  

In total, the project would total 152,758 square feet and reach seven stories. The project will be located across nine lots at 766-788 West College Street and 855-875 North Figueroa Terrace.

The project includes a mix of 53 studio units, 87 one-bedroom units and 30 two-bedroom units. Of the total unit count, approximately 10 percent, or 17 units, would be set aside for low income households.  

The project will be constructed above two partially subterranean parking levels with 85 parking spaces. In addition to the vehicle parking spaces, the project also offers 110 long term bicycle parking spaces and 12 short term bicycle parking spaces. 

In addition to parking, the project includes a number of onsite amenities, including a residential lobby, a leasing office, a pool and a rooftop deck. 

The project site is currently developed with 17,617 square feet of warehouse and office space, all of which would be demolished in order for the project to take shape. The site is located near both Interstates 110 and 101 as well as Sunset Boulevard. The site is closely situated to Dodger Stadium and Elysian Park, with various retail amenities surrounding the site as well. 

The Los Angeles area, in general, has seen a significant amount of development activity over the last several quarters. 

In nearby Echo Park, a 176-unit apartment project recently received permits to begin construction. The project is located at 2225 W. Sunset Blvd. and will consist of a 160,263 square foot building totaling seven stories, according to previous reporting by The Registry. 

Downtown Los Angeles, which is just south of the project site, has also seen a significant amount of development. In October, TRJLA received approval for its planned eight-story mixed-use project at 717-759 N Hill St. The project will include 411 residential units.
