Stadium Tower, a premier Class A office property located at 2400 E Katella Ave in Anaheim, has sold to an entity affiliated with the Samueli family for $72,134,000, according to public records. The transaction closed on May 30, 2025, marking a significant acquisition in Orange County’s commercial real estate market.
The 12-story, 261,939-square-foot office tower was purchased at approximately $275 per square foot from an entity affiliated with CalSTRS (California State Teachers’ Retirement System) and CBRE Global Investors. The sellers had acquired the property in June 2017 for $63,925,000, realizing a gain of over $8 million during their eight-year ownership period.
The Samueli family, led by Henry and Susan Samueli, brings considerable prominence to this acquisition. Henry Samueli is the billionaire co-founder of Broadcom Corporation, one of the world’s largest semiconductor companies, and owner of the nearby Anaheim Ducks NHL team. The Samuelis are among California’s most generous philanthropists, having donated hundreds of millions to educational institutions, healthcare facilities, and community causes. Their philanthropic legacy includes major gifts to UCLA (where the engineering school bears their name), UC Irvine, and various medical research initiatives.
The acquisition aligns with the Samuelis’ existing Orange County interests, particularly given Stadium Tower’s proximity to Honda Center, where the Anaheim Ducks play, and Angel Stadium.
Stadium Tower stands as a landmark in the Anaheim business district, designed to support modern corporate operations while providing a well-balanced work environment. The property features floor plates of 21,828 square feet and a parking ratio of 4 spaces per 1,000 square feet. Certified LEED Silver and Energy Star-rated, the building integrates sustainability with efficiency, making it attractive for businesses prioritizing environmental responsibility.
One of Stadium Tower’s defining aspects is its exceptional connectivity. The property offers pedestrian access to the Metrolink/Amtrak train platform and Angels Stadium, making it ideal for companies with employees who rely on public transportation. Car commuters benefit from access to nine freeways that provide connectivity across the greater Orange County region and beyond.
The building’s amenities have been curated to enhance work-life balance. Tenants have access to a conference center with indoor/outdoor integration, a high-end fitness facility featuring athletic-grade cardio and strength training equipment, and full-time workplace assistance services. Monthly tenant events and an array of concierge services—including travel and dining reservations, event planning, and networking programs—add to the building’s upscale appeal. Comerica Bank maintains an on-site presence to provide financial convenience to tenants.
Stadium Tower’s central location places it within a neighborhood filled with entertainment, dining, and retail options. Adjacent venues include Angel Stadium, the Honda Center, and The Grove of Anaheim music venue. The Outlets at Orange, numerous restaurants and breweries, and various resorts and golf clubs are just miles away, adding to the surrounding community’s overall appeal.
According to CBRE, the upcoming ocV!BE development, a sprawling 95-acre mixed-use entertainment district, further solidifies Anaheim’s position as a hub for business and leisure. Stadium Tower remains the only Class A office property in Anaheim with direct on-site access to a train platform and a dedicated walkway to the Anaheim Regional Transportation and Intermodal Center (ARTIC).
The sale represents continued investor confidence in Anaheim’s commercial real estate market and the strategic value of well-connected, amenity-rich office properties in Orange County.
