The proposed redevelopment of the Toyota of Hollywood dealership has taken a significant step forward with the release of a draft environmental impact report by the Los Angeles Department of City Planning. This marks an important milestone in the process that began in 2022, when the Sullivan family, owners of the 3.7-acre property at 6000 Hollywood Boulevard, filed for entitlements to transform the site into a major mixed-use development.
The project envisions building a 35-story residential tower to anchor the eastern side of the property. This high-rise will be complemented by a new six-story office building on the western side, along with 11 townhome-style structures at the center of the site. Additionally, the development plan includes a smaller residential building with frontage on Carlton Way.
Once completed, the site will host 350 apartments, ranging from studios to two-bedroom units, 136,000 square feet of office space, and approximately 22,500 square feet of ground-floor commercial space. Notably, the Sullivan family is seeking density bonus incentives, which would allow for greater floor area in exchange for providing 44 units designated as affordable housing for very low-income residents, according to Urbanize.
Mike Sullivan, representing the family, expressed excitement about the project’s progress in a statement cited in the report: “From day one, my family and I set out to reimagine our property into a vibrant mixed-use destination that adds to the vitality of this community through new housing, community-serving retail, and commercial office. Between these two major structures, the development includes an array of townhome-style buildings with distinct, gabled roofs that evoke a village-like setting. The design incorporates natural materials and a warm color palette that complements the surrounding environment.
The entire site is interspersed with landscaped public areas, including a plaza fronting Hollywood Boulevard, enhancing the block’s walkability and visual appeal. The integration of open spaces provides a flow between the residential, office, and community areas, creating a cohesive mixed-use environment that blends modern urban living with accessible green space.
Key features include a public plaza fronting Hollywood Boulevard and approximately 23,500 square feet of open space accessible to the public. Residents will enjoy amenities such as a pool deck, view deck, fitness areas, and game rooms.
Pending approvals and permitting, construction of the 6000 Hollywood project could commence in 2026, with a projected completion date in 2029.
