In 2018, Los Angeles-based developer Palisades submitted a proposal to the City of Los Angeles for two high-rise towers along Sunset Boulevard. Now, approximately four years later, the City has approved the developer’s bid for the mixed-use project.
The project will transform a mostly vacant 5.5-acre site at 1111 Sunset Boulevard with nearly one million square feet of new development. According to project plans, two design scenarios are being considered for the site. The first would include 735 residential units and a 108-unit hotel, while the second option would include no hotel and 825 residential units. However, both scenarios include a mix of market-rate and affordable housing units.
“Our team was drawn to this property because of its strategic location on the edge of Downtown within a mile of dynamic neighborhoods like Bunker Hill, Echo Park and Chinatown,” said Brian Falls, vice president of Palisades in a statement. “Our conceptual plans embrace the site’s adjacency to these vibrant areas by enhancing the pedestrian experience, promoting public transit, and encouraging an abundance of community uses.”
Additionally, the project will feature more than two acres of open space, including terraces, gardens and courtyards.
The project site is situated just north of downtown Los Angeles and south of the city’s Echo Park neighborhood. The property is also just off the junction of Interstate 110 and 10, and in close proximity to the Dodger stadium at Elysian Park. Numerous residential assets also are nearby, including The Elysian and SkylineTerrace Apartments.
Designs for the project are being led by Skidmore, Owings & Merrill, and are intended to integrate aspects of the Metropolitan Water District campus that previously occupied the site. The building was designed by well-known architect William Pereira in 1961 before being redeveloped as the neighboring Elysian apartments. According to the architecture firm, the new project will incorporate a sloping walkway reminiscent of one previously included in Pereira’s campus. Renderings for the project also show the towers will be accompanied by several low-rise bungalow style residences to enhance the street level.
The project’s developer is a local firm specializing in luxury residential developments. Palisades previously completed work on a residential asset in Beverly Hills. Referred to as the Gardenhouse, the building offers a mix of flats, townhomes and villas. A luxury condo building called The Liddel was also completed by the firm at 10777 Wilshire Boulevard.
