Inland Medical Plaza, a medical office building located at 36450 Inland Valley Drive in Wildomar, has been listed for sale. The property, purchased by a private investor in 2021 for $18 million, spans 56,799 square feet of building space on 3.52 acres of land. No specific asking price has been released, but CBRE, which is managing the listing, has announced that the seller is looking for the best offer.
According to the marketing brochure, Inland Medical Plaza offers institutional-quality, highly improved medical office space, which makes it an opportunity for investors or owner-users. An owner/user could occupy up to 50,748 square feet upon the expiration of Kaiser Permanente’s lease in 2026, while sharing the building with Vantage Oncology. Currently 95 percent leased to investment-grade tenants, the property reportedly provides a stable income stream for the next two years, helping offset debt service. In addition, the 2,915 square feet of vacant space offers potential for further income growth.
The brochure notes that the site’s proximity to Inland Valley Medical Center creates “healthcare synergies,” potentially enhancing its appeal to medical tenants and investors alike. Located in the heart of Southwest Riverside County’s medical hub, the property is also five miles south of Rancho Springs Medical Center in Murrieta. Inland Valley Medical Center houses the region’s only Trauma Center and cares for more than 30,000 patients annually, while Rancho Springs Medical Center features the largest childbirth center in the County.
Another major project will soon add to the region’s healthcare ecosystem, as Riverside University Health System (RUHS) and PMB recently celebrated a milestone in the construction of The Wellness Village, a $580 million behavioral health campus in Mead Valley. As The Registry reported, the topping-out ceremony marked the placement of the final structural beam, symbolizing progress toward the project’s 2026 completion. The 305,000-square-foot campus will integrate behavioral health, medical care, and social services, offering mental health urgent care, crisis residential programs, outpatient care and supportive housing.
According to the brochure, the Wildomar-based property features dense and affluent surrounding demographics, with more than 133,000 people within a five-mile radius and an average household income of over $133,000. Inland Medical Plaza is in close proximity to the interchange of Interstates 15 and 215, which makes it accessible for both tenants and visitors.

Marketing materials add that the Inland Empire, a region with a $200 billion economy, has been Southern California’s best-growth market for nine straight years, averaging 5.2 percent in economic growth each year. It has a population of more than 4.6 million, making it the second-largest region in Southern California.
