Los Angeles County is home to a number of different studio lots, which house some of the movie and TV industry’s leading producing companies such as Netflix, Disney and CBS Broadcasting Inc. One such studio lot has recently been placed on the market.
In mid-August, a studio lot property located at 201 N Occidental Blvd. was listed for an undisclosed price, according to the listing by JLL, who is marketing the asset on behalf of the owner, an entity linked to Occidental Entertainment Group Holdings, according to public records. The property, which sits on a 2.89-acre lot and totals 69,069 square feet, was built between 1913 and 2011 and includes 212 parking spaces.
“This is the longest continuously running studio lot in Los Angeles, it’s a very rare opportunity because it’s a legacy studio lot. There’s been a lot of interest over the last few years in sound stages in Los Angeles, which is a commodity-type real estate because land is scarce in the dense urban areas of LA and core areas of the TMZ,” Mihalka said.
The relative scarcity of land in the broader Los Angeles area means that studio lots are highly desirable, as reflected in the property type’s occupancy rates.
“A lot of the land restrictions in LA pushes people to a more high-rise multifamily development to make the numbers make sense, which is why this legacy studio is a precious commodity. The occupancy for sound stages in this area is around 90 percent, sometimes over 95 percent,” Mihalka added.
Stage One totals 14,000 square feet, Stage Two totals 8,214 square feet, Stage Three comprises 8,190 square feet and Stage Four totals 1,100 square feet.
Today, The Main Lot continues to be a favored location for the entertainment industry with frequent clients including Disney, Paramount, Fox, NBC and Netflix, among others.
The property is about 10-15 minutes from Hollywood and Burbank and eight minutes from Downtown Los Angeles. The property is also close to the intersection of U.S. 101 and I-5, which connects Los Angeles to Santa Clarita and Bakersfield to the north.
Occidental Studios sits at the heart of various dynamic and high-volume neighborhoods in Los Angeles, “at the center of the hottest destination neighborhoods in Los Angeles including Silver Lake, Echo Park and Historic Filipinotown…now a popular haven for content creators, including headquarters for Ava Duverney’s Array Now, Blumhouse Productions and Rideback Ranch,” JLL’s flier states.
