An undeveloped plot of land on the outskirts of Santa Clarita could soon be home to a large-scale development by National Technical Systems. According to project plans submitted by the engineering company, the development could provide up to 710 residential units and 680,000 square feet of commercial office and retail space.
The project, dubbed Princessa Crossroads, is being proposed on an unused site just off Golden Valley Road. Initial plans for the project have been submitted to the City, but are currently on hold pending specific project designs from the developer, Ben Jarvis, associate planner with the City of Santa Clarita Planning Division said.
While still awaiting specific design details, preliminary project plans for the development include five planning areas on a 189.2-acre plot of land. Two parcels are designated for single- and multifamily residential space, which would include 259 dwelling units in the first area and 459 in the second. The third, fourth and fifth planning areas would contain 378,000, 231,000 and 71,000 square feet of commercial office and retail space, respectively.
Should the project be approved, plans call for the grading of approximately 167.5 acres at the site, with additional off-site grading and roadway development to provide access to the property.
“Ultimately, I don’t know how this will play out. My assumption is that it will be up to 680,000 square feet so it wouldn’t surprise me if some of these buildings come out a bit shorter, but all of that will be laid out in the specific plan,” Jarvis said.
the project site is situated between the City of Santa Clarita Activities Center and Golden Valley High School. To the west of the site are nearby existing business and industrial parks, while residential properties lie to the east of the site.
“Generally, the site is vacant, but NTS uses part of their site as their Santa Clarita facility…A lot of the land is just undeveloped outside of that point,” Jarvis said.
While currently on hold, initial plans call for the project’s completion within three to five years of City approval.
National Technical Systems is an independent test, inspection and certification company. Currently, the engineering and testing company has 28 lab sites in North America, which provides testing services for a variety of industries. These include space, defense, automotive, energy, electronics, telecommunications, medical, industrial, and aviation.
National Technical Systems did not respond in time to comment on this story.
