Lease secures L.A. headquarters through 2030 to support mental health services at 1200 Wilshire.

Los Angeles, Calif., June 16, 2025 – Colliers is pleased to announce that Amanecer Community Counseling Service has signed a long-term lease renewal and expansion totaling 29,227 square feet at 1200 Wilshire Boulevard in the City West neighborhood of downtown Los Angeles. The nonprofit will occupy two floors through 2030. Colliers Senior Executive Vice President Nathan Pellow and Associate Vice President Michael Naoumovitch represented Amanecer in the transaction. The owner, an affiliate of Sharp Capital, was represented by CBRE Vice President Taylor Watson and Senior Associate Paul Ayoob.

Founded in 1975, Amanecer has become a trusted provider of trauma-informed mental health care for underserved individuals and families. Its expanded headquarters at 1200 Wilshire will continue to support essential services and administrative operations to meet growing demand across the region.

The lease represents a meaningful commitment by both Amanecer and Sharp Capital to strengthen long-term community infrastructure. The lease marks a major milestone in Amanecer’s evolution under Chicanos Por La Causa (CPLC), one of the nation’s largest Latino-led nonprofit organizations.

In 2024, Amanecer joined the CPLC network, aligning with CPLC’s mission to empower communities in need. Amid heightened caution in the nonprofit sector and continued volatility in the downtown office market, Amanecer’s decision to expand represents a powerful commitment to stability, growth, and deepened service in the Los Angeles community.

“Amanecer’s ability to grow and solidify its footprint downtown is a testament to their mission and the leadership of CPLC,” said Naoumovitch. “Securing nearly two entire floors ensures their long-term presence and reinforces their commitment to serving the community from a highly visible, accessible location in the urban core. Their signage will remain on Wilshire & Lucas for years to come!”

“We are proud to continue our relationship with Amanecer and support their expansion in the heart of Los Angeles,” said David J. Shophet, Partner of Sharp Capital. “This transaction reflects our ongoing commitment to partnering with mission-driven organizations and investing in properties that provide long-term value to both tenants and the surrounding community.”“As an affiliate of Chicanos Por La Causa, we are proud to secure our presence in downtown Los Angeles for decades to come, ensuring continuity of critical mental health services at a time when the need is greater than ever,” said Teddie Valenzuela, Vice President of Amanecer.
