ABS Development Company Proposes Nearly 500-Unit Affordable Senior Housing Development in Hollywood

A recently proposed project is aiming to add much needed affordable senior housing to Hollywood. Submitted to the City of Los Angeles by ABS Development Company earlier this month, the project would include the development of 499 residential units.  

The proposed project would take shape at 5645 W. Fernwood Avenue with frontage along De Longpre Avenue as well. According to the proposal, the development would include the construction of a 25-story residential tower with a floor area of 368,425 square feet. 

While 100 percent affordable, the project would feature 99 apartment units for moderate income households, or those earning 20 percent of or below the area median income; 395 units reserved for low income households, or those earning 80 percent of or below the area median income; and five manager units offered at market rate. 

The project designs, which come from Culver City-based architecture firm Cunningham, also feature a number of tenant amenities. At the ground floor level, tenants are provided with  a lobby, leasing office and mail room. The second level also includes a fitness center and lounge areas. Additionally, the project will include a rooftop terrace complete with gardens, seating areas and an exercise path. 

In general, the project offers a number of outdoor areas, with a 23,165 square-foot plaza that is designed to connect with the adjacent proposed Hollywood Freeway Cap Park. As well as plenty of landscaping, the plaza would include pedestrian pathways, seating areas, water features, art sculptures and short-term bicycle parking. Overall, the project would provide 221 bicycle parking spaces and 54 vehicle parking spaces.  

Additionally, the property is near several metro stations, including the Western/Hollywood Station less than half a mile away. The project site is also just off of Interstate 101 and within walking distance to several retail amenities, including Target and Home Depot. 

Over the past several months, a number of affordable senior housing options have been popping up across the Greater Los Angeles area. In March, for instance, Meta Housing Corporation broke ground on a 127-unit senior housing building in Glendale. Located at 900 E. Broadway, the project is expected to be completed by 2024. 

Another project currently underway in Pasadena will add 70 senior housing units to the market The project is located at 710 North Fair Oaks Avenue and is anticipated to be completed by the fall of 2023, according to previous reporting from The Registry.
