Brookwood Financial Partners has listed Civic View Corporate Center, a Class A office property in San Marcos, for $17,250,000, or about $181 per square foot.
The building, located on a 4.57-acre lot at 300 Rancheros Drive in San Marcos, comes to 95,551 square feet. The property is 100 percent leased out and boasts a cap rate of 10.5 percent, according to Newmark, the firm handling the listing.
According to property records, the Massachusetts-based private equity investment firm purchased the property in 2015. The four-story office building was originally constructed in 2008.
The building is a modern structure with a clean, contemporary design. It features a beige facade with large glass windows that allow ample natural light to enter. A striking red-orange stone accent wall adds a pop of color to the exterior that’s echoed in the building’s entrance and main staircase.
The entrance is decorated with lush landscaping, palm trees, and a fountain designed to resemble a natural pond, while the tiled lobby features a second shallow fountain built into the floor below a main staircase. Above the staircase, a stone waterfall flows into the fountain.
According to Brookwood, the building has a parking ratio of four spaces per 1,000 rentable square feet. Amenities include a fitness center with showers and locker rooms and covered parking.
The office building is located along State Route 78 and four miles from Interstate 15. SR 78 also connects it to Interstate 5 and Oceanside. The San Marcos Plaza Shopping Center is a short walk from the property, and there are multiple shopping centers and dining options along W San Marcos Boulevard and State Route 78. The San Marcos Civic Center light rail station is within walking distance of the property, along with the Inland Rail Trail bikeway that will eventually connect South Oceanside with Vista, San Marcos and Escondido.
