A new residential community is on the horizon in South Gate as Irvine-based City Ventures has submitted plans for a 54-unit townhome development located at 10130 Adella Avenue. The proposal, currently under review by the City of South Gate, is opting for the construction of six three-story residential buildings on a 2.02-acre infill parcel.
The proposed development includes 120,089 square feet of gross building area and will achieve a density of 25.5 dwelling units per acre. The 54 units will offer a mix of three- and four-bedroom floor plans, ranging in size from 1,304 to 1,705 square feet. Six of the homes (approximately 12 percent) will be designated as affordable for moderate-income households. Renderings depict two distinct building types in an Arts and Crafts architectural style, featuring pitched roofs, horizontal siding, decorative shutters, and balconies. The homes will also include private patios, porches, and individual two-car garages.
City records reveal landscaping and amenities that will enhance the residential experience, with approximately 25,739 square feet of open space incorporated into the design. This includes private outdoor areas as well as two linear common areas—The Paseo and Core Common Open Space—situated between buildings and featuring shaded lawns, seating zones, and decorative plantings. Screen walls and new fencing will frame the property, replacing the existing perimeter barriers. Future residents will benefit from the project’s proximity to schools, parks, and commercial amenities. The site also lies near the Legacy High School complex and within a short distance of retail offerings along Tweedy Boulevard and Atlantic Avenue.
According to project documents, the 10130 Adella Project seeks approval under the CEQA Class 32 Categorical Exemption for infill development, citing compliance with zoning and general plan designations. The project site, which lies within the Tweedy Boulevard Specific Plan area and the Tweedy East Subarea, is largely undeveloped and surrounded by existing infrastructure, eliminating the need for significant expansions of utilities or public services. Preliminary findings note that the proposed project will not result in any significant impacts on traffic, air or water quality, or noise, and the site contains no sensitive biological habitat.
The new townhome community is part of South Gate’s long-term effort to revitalize the Tweedy corridor into a walkable, mixed-use destination. Adopted in 2019, the plan aims to improve mobility and restore a strong sense of place within the 622-acre planning area, which stretches from Indiana Avenue to the north and Michigan Avenue to the south. The 10130 Adella site is located near the intersection of Adella Avenue and Legacy Lane, with nearby regional access via Interstate 710 and local connectivity through Tweedy Boulevard.
