A property leased to the United States is adding to a mix of properties recently placed up for sale in the Otay Mesa submarket of San Diego. The 52,881 square foot building, also referred to as Pacific Rim Professional Plaza, has been listed for $16.6 million, or about $314 per square foot.
The property is located at 2297 Niels Bohr Court and is currently owned by Easterly Government Properties, a real estate investment trust that focuses on the acquisition, development and management of commercial properties that are leased to the U.S. government. Property records show that the building was acquired by the company in 2015 for $16.6 million.
Built in 2001, the two-story building sits on nearly three acres. The property could accommodate a number of users and has a variety of flexible spaces. The building also offers several amenities, including parking for up to 185 vehicles, six balconies and a gym.
The property is located just north of the United States–Mexico border, just off the Otay Mesa Freeway. The property is surrounded by a number of commercial office and industrial properties, and is one mile south of Amazon’s new 3.4 million square foot distribution facility. The Brown Field Municipal Airport is also just a short drive from the building.
Founded in 2011, Easterly Government Properties owns a number of properties leased to various government agencies. Its current portfolio amounts to 8,500 leases totaling approximately 200 million square feet, according to the company’s website.
