Elevado Group’s 139-Unit Residential Project Moves Forward

North Hollywood is set to undergo a transformation with the approval of a dynamic mixed-use development at 5000 North Vineland Ave. Spearheaded by developer Alan Kleinman of Elevado Group and designed by Maly Architects, the project includes the development of a seven-story residential building blending commercial and residential spaces. The project recently received approval from the Los Angeles City Planning Commission, according to a report from LAYIMBY. 

Overall, the project would encompass 139 apartments within a seven-story structure, elevating the landscape with a mix of studio, one-bedroom and two-bedroom units. Complementing these living spaces, the ground floor will host 2,855 square feet of retail space, and below ground, plans include a semi-subterranean parking area accommodating 126 vehicles.

This project’s approval wasn’t without its unique considerations. The Planning Commission, responding to a request for a conditional use permit and off-menu density bonus incentives, allowed for a larger structure than zoning regulations typically permit. In return, 19 of the planned apartments will be allocated as deed-restricted, very low-income affordable housing units, contributing to the city’s affordable housing initiatives.

Visions of the development showcase a contemporary architectural design featuring a podium-style building adorned with painted stucco and wood siding. Additionally, there would be two rooftop amenity decks and a pair of courtyards, enhancing the living experience for future residents.

Strategically positioned, the development sits within a half-mile southeast of Metro’s North Hollywood Station. Additionally, it lies along the envisioned path of a forthcoming bus rapid transit line connecting North Hollywood to Burbank, Glendale and Pasadena, further enhancing its accessibility and connectivity within the region.

North Hollywood has several other projects in various stages of planning and development. 

The Registry previously reported on Onni Group’s plans for a new office complex at 7000 W Romaine St and 948 N Sycamore Ave. The office would consist of 195,000 square feet with an additional 6,393 square feet of ground-floor commercial space and an 809-car garage.

In June, Trammell Crow also made its intent known to scale back its plans for District NoHo. The large mixed-use project would now encompass 1,481 units, 60,000 square feet of retail space and 450,000 square feet of office space.
