A large development site recently traded hands in the Inland Empire, pointing to the development of more industrial space in the region. According to Vizzda records, an entity tracing to DSV Air and Sea paid $106.98 million for the site. The seller in the transaction was an entity affiliated with IDI Logistics.
The site is situated at the southwest corner of Goetz and Mapes Road in Perris and is committed for a 1.39 million square foot distribution center on 65.56 acres of industrial land. This building will have a clear height of 42 feet and 20,000 square feet set aside as an office. Additionally, it is planned for 214 dock-high doors and an 185-foot truck court around the building. There are 397 automotive parking spaces and 316 trailer spaces.
The building is part of the larger Perris Logistics Center South. Recently, an entity affiliated with IDI Logistics sold another planned building in the logistics campus. In that deal, an entity affiliated with Anatolia Capital Corp. purchased the more than 67-acre site for $98.8 million. The site will house another 1.39 million square foot distribution center with a 20,000 square foot office, 230 dock-high doors, 564 automotive parking spaces and 339 trailer spaces.
Last year, IDI Logistics was involved in another large industrial deal in Perris. One deal involved a nearly 800,000 square foot warehouse located at 400 Ellis Ave. The property was sold for $183.86 million, or about $230 per square foot, according to The Registry’s previous reporting.
