International Workplace Group (IWG), the world’s leading provider of flexible workspaces, is set to further solidify its presence in the United States with a significant expansion in California. The company plans to add 17 new locations to its existing portfolio in the state, bringing its total number of workspaces in California to 196, according to a report from the Commercial Observer, with 95 percent of the new locations planned to operate under a managed partnership agreement with building landlords.
The new spaces, ranging from 6,000 to 25,000 square feet, will be strategically located throughout the state, with a focus on the Greater Los Angeles and Orange County areas. By mid-2025, eight new IWG locations will be operational, including Irvine (2020 Main Street), Long Beach (320 Pine Avenue and 120 E Third Avenue), Los Angeles’ Pacific Palisades neighborhood (881 Alma Real Drive), Pomona (21 Rancho Camino Drive), Torrance (23820 Hawthorne Boulevard) and Ventura (3295 East Main Street).
As the remote and hybrid work models remain highly popular among employers and employees alike, the coworking industry continues to grow and evolve across the nation. A report released by CoworkingCafe earlier this year detailed the coworking landscape in the 25 largest U.S. markets at the end of 2023. The national coworking inventory reached a total of 6,251 flex workspaces at the end of 2023, and the vast majority of the top 25 markets saw increases in their total coworking inventories during that year’s fourth quarter.
Southern California has seen other coworking expansions in recent months.
Industrious, a leading provider of flexible office spaces, recently expanded its footprint in the Los Angeles area with the opening of a new coworking location at Westwood Center in Westwood. The company has inked a leasing agreement with landlord Douglas Emmett for 20,752 square feet of prime coworking space in West Los Angeles, Commercial Search reported. Situated within a prominent 22-story tower at 1100 Glendon Ave., the new location at Westwood Center offers a range of amenities, including valet services, 24-hour security and on-site storage. With 234 desks available, Industrious aims to cater to the growing demand for flexible workspace solutions in the bustling Westwood area.
