Los Angeles, CA (February 13, 2025) – Kearny Real Estate Company (“Kearny”) and Dune Real Estate Partners (“Dune”) have completed construction of Harbor Logistics Center, a 163,000-square-foot Class A warehouse and distribution complex at 3100 S. Harbor Boulevard in Santa Ana, CA. The project was delivered nine months after demolishing a 200,000-square-foot office campus that previously occupied the site.
According to a report by JLL, more than three million square feet of office space is planned for office-to-industrial conversion in Orange County and Harbor Logistics Center is believed to be among the first to be completed.

The Airport submarket is a dynamic and much-in-demand industrial area given its attractive intermodal characteristics. Harbor Logistics Center sits on a nearly 10-acre site one mile from Interstate 405 (“405”), a major Southern California north/south truck route considered essential to the region’s transfer of goods. Serving the Ports of Los Angeles and Long Beach, the nation’s busiest container port, along with international airports in Los Angeles, Orange County and Long Beach, Harbor Logistics Center’s access to the 405 provides future tenants with domestic and global distribution options.
Additionally, with connections to U.S. Interstate 5 and California State Highway 55, Harbor Logistics Center will be able to accommodate same-day distribution to approximately 20 million people living and working within the combined statistical area of Orange County, Los Angeles County, San Diego County and the Inland Empire.
The highly efficient rectangular site is accessible from three public streets, allowing easy circulation throughout. The only building with 36’ clear heights in a nearly four-mile radius, Harbor Logistics Center also features 17 dock-high doors, ESFR sprinklers and a market-best 185-foot-deep truck court that can be used for trailer parking. Sustainable features include rooftop solar panels and tenant parking stalls with EV charging. The 7,000 square-feet of built out office space could be expanded if requested. The building is divisible to 98,000 square feet.
CBRE’s Orange County-based team of Ben Seybold, Sean Ward and Keith Greer is overseeing leasing.
