Kearny Real Estate’s ~230,000 SQFT Multi-Building Industrial Project and Trailer Yard in San Diego Hit the Market

A four-building industrial project along with an adjacent trailer yard in San Diego has been listed for sale without pricing details available at this time. The offering includes a combined industrial footprint ranging from 50,505 to 125,801 square feet across 7727, 7823, and 7820 Paseo De La Fuente, along with a separate 3.6-acre trailer yard site. JLL, which is managing the listing on behalf of Kearny Real Estate, has announced that the overall project spans between 3.6 and 3.8 acres per parcel. According to the marketing brochure, each of the buildings features new speculative office build-outs, modern clear heights, and dock-high loading capabilities, with ample trailer and vehicle parking. 

Brokers note that 7727 Paseo De La Fuente totals 52,634 square feet, including 4,560 square feet of newly constructed office space. The facility features 14 dock doors, three grade-level doors, a 32-foot minimum clear height, ESFR sprinklers, and 53 vehicle parking spaces. Infrastructure includes 2,000 amps of 480V power and a 130-foot truck court. The site also allows for nine on-site trailer parking positions. Next door, 7823 Paseo De La Fuente comprises 50,505 square feet, with 6,250 square feet of new office space. The warehouse includes 15 dock doors and 2 grade-level doors, a 32-foot clear height, and is divisible down to 24,910 square feet. There are 53 vehicle parking stalls, and the building shares a 180-foot truck court with the adjacent site. 

The largest of the three buildings, 7820 Paseo De La Fuente, measures 125,801 square feet and includes 5,553 square feet of new office space. It offers 25 dock-high doors and one expandable grade-level door, with a 36-foot clear height. The property supports 125 vehicle parking stalls and 20 on-site trailer stalls, with a truck court depth starting at 136 feet. In addition to the main buildings, a nearby 3.6-acre trailer yard with 54 stalls is also available for lease. The site includes stubbed utilities, fencing, perimeter lighting, and decomposed granite (DG) ground cover. Marketing documents emphasize that the trailer yard is located near the primary warehouse buildings and is configured for secure outdoor storage.

The industrial properties are located within San Diego’s Otay Mesa submarket, known for its proximity to the U.S.-Mexico border, regional trucking routes, and the Otay Mesa Port of Entry. Based on the brochure, the site’s loading infrastructure and power capacity position it for distribution, manufacturing, or logistics use.
