A major transformation is underway at the intersection of Pico and Crenshaw Boulevards in Los Angeles, as 4201 Pico Investment, LLC, an entity affiliated with Decon, has submitted plans for an eight-story, mixed-use apartment complex. The proposed project, located at 4201 W. Pico Boulevard, aims to replace a stretch of commercial buildings with a residential and retail development that will bring 222 apartments and ground-floor commercial space to the neighborhood.
Designed by Asulon Architecture & Design, the project envisions a two-wing structure that combines functionality with aesthetic appeal. The taller, golden-hued residential wing boasts protruding balconies, while the longer, white-accented facade integrates ground-floor retail or commercial spaces. The renderings reveal that large glass windows and an open terrace area connecting the two wings create a sense of openness and connectivity. The design also emphasizes pedestrian-friendly features, including tree-lined sidewalks and outdoor seating areas.
The proposal, submitted to the Los Angeles Department of City Planning, reveals a mix of more than 200 studio, one-, and two-bedroom apartments, catering to a diverse range of residents, according to a report by Urbanize. In line with California’s density bonus program, the project seeks zoning incentives to allow for a larger structure than typically permitted. In exchange, 35 units will be designated as affordable housing for very low- and moderate-income households. Parking will be provided for approximately 170 vehicles, with spaces distributed between an at-grade lot and a basement garage. In addition, the development’s location at the intersection of Pico and Crenshaw Boulevards offers access to transportation, dining, and cultural amenities, making it a suitable destination for future tenants.
This isn’t the only proposed development in the neighborhood. As The Registry reported earlier this month, another mixed-use development is set to rise at 11568 Pico Blvd in Los Angeles, introducing 65 residential units along with retail and dining spaces. The six-story project, designed by Plus Architects for modern urban living, aims to improve the Pico Boulevard corridor by incorporating pedestrian-friendly features, sustainable architecture, and thoughtfully designed communal areas. With expansive rooftop decks, a pool, and recreational spaces, the development will prioritize comfort and convenience while supporting eco-friendly initiatives like green roofs and bike-friendly amenities.
