After it last traded hands in 2013, international investment company Northwood has placed the 226-room London West Hollywood Hotel in Beverly Hills back on the market. According to a source with knowledge of the listing, the property is anticipated to sell for approximately $384 million, or nearly $1.7 million per room.
The 10-story hotel is located at 1020 N. San Vicente Boulevard and was built in 1984 with just 200 rooms. In 2013, the hotel was sold to Northwood by Blackstone for $194 million, or about $975,000 per room. Since the acquisition, the property has undergone $41 million worth of upgrades and improvements, including its 26-room expansion.
On average, rooms at the hotel are about 820 square feet and feature a number of luxury amenities, including large tubs and private balconies. Additionally, the hotel features an 11,000 square-foot penthouse suite with a rooftop deck.
The hotel also features a variety of communal amenities, including 56,000 square feet of indoor and outdoor event meeting space, a 110-seat screening room, a rooftop pool and three restaurants and bars.
Located in Beverly Hills, the property is also in close proximity to ample shopping and dining options on Sunset Boulevard. Santa Monica Boulevard is also just a short drive from the property, offering easy access to the rest of Los Angeles.
Beverly Hills is home to a number of luxury hotels, many of which have traded hands in recent months. For instance, the Los Angeles-based Harkham family recently sold its 88-room Luxe Rodeo Drive Hotel, at 360 North Rodeo Drive, for $200 million, or $2,272 per room. In October, GEM Realty also sold the 295-room Sofitel Hotel, which is located at 8555 Beverly Boulevard. The property sold for $96 million, or about $325,423 per room.
