New housing could soon be coming to Los Angeles, following a recent application submitted to the City. According to that proposal, OlivePoint, a Los Angeles-based developer, is planning to redevelop a site along Pico Boulevard with a 122-unit project.
The project site is located at 5903-5925 W Pico Blvd. on five contiguous parcels between Hayworth Avenue and Hi Point Street. The proposed project is an eight-story mixed-use development totaling 96,115 square feet.
Overall, the project would include a mix of 73 studio units, 33 one-bedroom units and 16 two-bedroom units. Of these, ten percent, or 12 units, would be designated for extremely low income households through transit-oriented communities incentives.
Additionally, the project includes three levels of subterranean parking with 197 parking spaces and 61 bicycle parking spaces. The project also proposes 4,343 square feet of ground floor commercial space and 12,704 square feet of open space. Various amenity spaces at the building would include a swimming pool, outdoor common areas with courtyards and seating areas, a gym and more.
Designs for the project come from architecture firm DesignArc and include various materials in a color material that includes hues of earth tones, grays and whites. Various textures, such as sand plaster, cladding and perforated aluminum elements are also included in the design, according to city documents. The design at the ground level retail space features large windows and glass doors to open and make the space inviting to pedestrians. The subterranean parking is also designed to conceal the project’s internal parking and back of house uses.
The project site is located within the Carthay Square neighborhood near various retail and dining assets, including a CVS and Vons that are within walking distance. Interstate 10 is also a short commute away.
Pico Boulevard, in general, has seen a number of residential proposals recently. Earlier this year, Los Angeles-based Local Development LLC filed plans with the City for a 136-unit residential project at 5101-5125 West Pico Blvd. The proposal includes the development of a seven-story apartment building, with 38 studios, 84 one-bedroom units, 77 two-bedroom units and seven three-bedroom units, according to The Registry’s previous reporting.
