In a significant move that underscores the Central Valley’s growing housing demands, Presidio Capital Partners and Fuller Apartment Homes have announced plans for Park Center at Seven Oaks, set to become the largest multifamily development in Kern County’s history.

The ambitious project, featuring 520 total units, will break ground on Phase I (352 units) on June 2, 2025, with first occupancy expected by Fall 2026. Construction on off-site infrastructure is already underway, with debt financing secured and investor funding nearly complete.

“This project presents a great opportunity to highlight the ongoing growth of the Central Valley and the increasing demand for new housing in the region,” said Blaine of Presidio Capital Partners.

Positioned at the southwest corner of White Lane and Allen Road, Park Center will be nestled within Seven Oaks, widely recognized as Bakersfield’s premier master-planned community. The 1,856-acre Seven Oaks community, developed by Bolthouse Land Company, has established itself as the city’s most desirable residential area.

The development’s location is particularly notable as it stands as one of the last multifamily projects in the final phase of Seven Oaks. Its adjacency to the upcoming Town Centre and Village District will provide residents with convenient access to future retail, dining, and entertainment options.

This project marks the third collaboration between Presidio Capital Partners and Bolthouse Properties, building upon a successful track record of development in the region. Bolthouse Properties, formed following the sale of the Bolthouse farming operations, maintains ownership of over 20,000 acres of land and has expanded into commercial real estate and master-planned community development.

The partnership aligns with Presidio Capital Partners’ strategy of developing apartment communities in carefully selected locations along California’s Central Coast and Central Valley. The company focuses on identifying prime infill locations within thriving single-family neighborhoods to create communities that enhance residents’ quality of life while delivering strong returns for investors.

Future residents will benefit from Seven Oaks’ extensive planned amenities, including three village recreation centers, eight community parks, and a new school. These facilities complement Presidio Capital Partners’ commitment to creating well-designed, high-quality communities that offer an exceptional living experience.

For Presidio Capital Partners, Park Center represents its development philosophy in action. The company establishes an LLC for each development, providing targeted investment opportunities aimed at capital preservation, healthy current yields, and inflation hedging.
