A large industrial project that is set to be complete next year has recently been placed on both the leasing and investment market. The project, by Phelan Development, would bring six industrial buildings to San Diego’s Otay Mesa submarket, according to a marketing brochure from JLL, which is handling sales and leasing of the project.
The project, also known as Interchange Industrial Park, will be located across several different addresses, including 8841 Sage Way, 8830 Cypress Court, 8842 Cypress Court, 8854 Cypress Court, 8866 Cypress Court and 8878 Cypress Court.
In total, the development would feature 404,832 square feet of warehouse and distribution space, with buildings ranging from 22,700 square feet to 183,695 square feet. The project also includes parking for 460 vehicles.
The project site is located along Otay Mesa Road and State Route 125, across from a Pilot Travel Center. The property is also a short commute to the Brown Field Municipal Airport and is neighbored by a number of other industrial users, including both Amazon and FedEx.
The project site is also not too far from Otay Border Crossing, another industrial project currently taking shape in Otay Mesa. The project is also being marketed by JLL and would bring approximately 347,000 square feet of industrial space to a 26.1-acre site along Paseo De La Fuente. The project is being developed by Kearny Real Estate and will include four industrial buildings. The project is set to be complete by the third quarter of 2023, according to previous reporting from The Registry.
