BUENA PARK, Calif. – January 27, 2025 – CBRE has facilitated the $18.1 million ($327 per square foot) sale of a 55,362-sq.-ft.-industrial building at 8401 Page Street in Buena Park, Calif., to Products Go, LLC.
CBRE’s Keith Greer, Ben Seybold and Sean Ward represented the seller, a private investor, in the transaction.
“The industrial market in Orange County is showing resilience and adaptability,” said Greer, Senior Vice President at CBRE. “Despite some challenges, the market fundamentals remain strong, and properties like this continue to attract interest due to their strategic locations.”
The freestanding building is situated on a 2.77-acre site with freeway exposure and features a large, fenced yard. The property offers abundant parking and provides quick access to Interstate 5 and State Route 91.
According to CBRE’s Q4 2024 Orange County Industrial Report, the OC industrial market saw a mix of positive and negative indicators. Availability rates increased to 6.1%, and vacancy rose to 3.1%, primarily driven by spaces above 100,000 sq. ft. hitting the market. Despite these challenges, development activity picked up, with 1.9 million sq. ft. of new projects breaking ground across Orange County. This sale reflects the ongoing demand for well-located industrial properties that meet the needs of today’s occupiers.
