A 300-acre mixed-use development is well-underway in Inglewood. While still in the first phase of construction, the soon-to-be completed Hollywood Park will provide those in the Greater Los Angeles area with a mix of retail, office, residential and entertainment space.
The project is being developed by California-based Wilson Meany with direction from Los Angeles Rams Owner Stanley Kroenke. The project site, located at the former Hollywood Park Race Track, at 3883 W. Century Boulevard in Inglewood is already home to the recently developed 70,000 seat SoFi Stadium, home to National Football League’s Los Angeles Rams and Chargers, already on site of the development.
However, once complete the project will encompass much more than the football stadium. Hollywood Park will include up to five million square feet of creative office space, up to 890,000 square feet of retail space, a 6,000-seat performance venue, a 300-room hotel and up to 2,500 residential units. The development will also offer plenty of outdoor space, with plans calling for 25 acres of public parks and plazas.
“Hollywood Park’s vibrant outdoor plazas connect the varied uses of this regional destination,” Chris Meany, development manager of Hollywood Park said. “It responds to Stan Kroenke’s mandate that Hollywood Park succeed on two levels: as a global entertainment destination and as an urban village that delivers what so many of us seek today – high quality residences, environmentally superior offices, in a walkable neighborhood that enriches our quality of life.”
The first portion of Hollywood Park’s office campus is set to open in late 2021. The first phase will bring about the delivery of a 380,000 square-foot Class A office building, the NFL Building at Hollywood Park. The NFL will occupy 214,063 square feet of the building, with plans to relocate from its West Coast headquarters from Culver City to the new building. The organization has also leased 74,922 square feet of studio support space. Design is underway for an additional 500,000 square feet of office space. According to the project website, Hollywood Park’s creative office spaces will bring various roof decks and generous terraces allowing for views of SoFi.
Beginning in spring of 2022, Hollywood Park will also see its first 320,000 square feet of retail space. According to the project’s website, the development will have a mix of local retailers, a 20,000 square-foot international marketplace, restaurants with outdoor dining and more.
Additionally, Hollywood Park is in the process of designing residential communities within the space. While planning to deliver up to 2,500 residences, the first 314 will be available to Inglewood residences beginning in 2022. Residences at Hollywood Park will feature private balconies, work-from-home spaces, skydecks, a pool and spa, fitness studios and more.
Located in Inglewood, the development will be just four miles from the Los Angeles International Airport and in close proximity to the California coast. Within close range of both interstates 405 and 105 – making it an easy commute to downtown Los Angeles and other neighboring cities.
“It is exciting to witness this new destination take shape into what has become one of Los Angeles’ most profound and architecturally significant landmarks,” Jason Gannon, managing director of SoFi Stadium and Hollywood Park. “The entire 300-acre development encapsulates world-class design and architectural elements that present an incredible experience unlike any other development in the country. We look forward to continue bringing the destination to life and further realizing Stan Kroenke’s vision for Los Angeles’ newest destination.”
Breaking ground on the project in 2014, Wilson Meany expects Hollywood Park to be fully developed by 2025.
