A new affordable housing initiative is taking shape in Beverly Hills as Related Companies, in partnership with Brisa Development Partners, has proposed an eight-story senior housing development at 214-216 South Hamilton Drive. The project, dubbed Hamilton Apartments, represents a complete pivot from an earlier market-rate proposal and seeks to deliver 82 units of 100 percent affordable housing specifically designed for senior residents in one of Los Angeles County’s most affluent municipalities.

According to Beverly Hills city records, the proposed structure will replace two existing two-story multifamily buildings on a 10,394-square-foot site, delivering a mix of seven studio units and 75 one-bedroom apartments plus one manager’s unit. The affordability breakdown targets multiple income levels: 21 units at 30 percent Area Median Income, 21 units at 50 percent AMI, and 39 units at 60 percent AMI, with all units restricted for 55 years under a regulatory agreement with the State Department of Housing and Community Development.

City records show that the development team is pursuing $24 million in state funding through the Multifamily Finance Super Notice of Funding Availability – Los Angeles Disaster Grant program, which was created in response to the devastating January 2025 wildfires. The grant application, representing approximately 32 percent of the project’s estimated $75 million cost, would provide roughly $292,000 per unit through a residual receipts loan structure. The city has been asked to provide both a letter of support and a $500,000 funding commitment to strengthen the application’s competitive scoring. The development timeline hinges on securing the disaster relief funding, with grant awards expected in November 2025. If successful, Related Companies anticipates breaking ground as early as 2027 and welcoming the first senior residents by 2029. The project timeline also benefits from Assembly Bill 130, signed into law in June 2025, which provides CEQA exemptions for qualifying infill housing developments.

Positioned in Beverly Hills’ Southeast Area, the site sits mid-block on South Hamilton Drive between Wilshire Boulevard and Gregory Way, placing future residents within walking distance of the planned La Cienega-Wilshire Metro Station. This transit-oriented location makes the project particularly attractive for state funding programs that prioritize connectivity to public transportation. The surrounding neighborhood features a mix of low-rise to mid-rise multifamily buildings, with the project’s eight-story height representing a thoughtful step-up in density while remaining compatible with the area’s residential character.

Related Companies brings substantial experience to the project, having developed more than 21,000 housing units across California over 36 years, including over 3,500 units of senior affordable housing. Hamilton Apartments represents a notable shift in Beverly Hills’ affordable housing landscape, contributing meaningfully to the city’s Regional Housing Needs Allocation of 3,104 total units by 2029, including 557 affordable units. The project’s approval would demonstrate the city’s commitment to addressing senior housing needs while leveraging state disaster recovery funding to create long-term community benefits in one of the region’s most transit-accessible locations.
