Sylmar Studios, a cutting-edge 300,000-square-foot production complex, is set to open its doors in Sylmar, California, in January 2025. This new facility aims to bolster Los Angeles’ production infrastructure, providing filmmakers with a premier space tailored for modern cinematic and television projects, according to a report in Variety.

The expansive complex boasts six 16,000-square-foot soundstages, a dedicated lighting and grip department, and an array of support spaces, including makeup and hair areas, dressing rooms, wardrobe facilities, green rooms, and production offices. To accommodate production teams and visitors, a 600-space parking structure is also on-site.

Sylmar Studios, located at 15200 Bledsoe St. and led by President and General Manager Patrick Dempsey, has partnered with Spectrum Entertainment Enterprise to incorporate advanced technological features, including individual distribution frame (IDF) rooms, a high-speed network, and a central plant with a chiller system. The facility is designed to operate as a certified “green studio” with a zero-waste initiative and will open with certification from the Motion Picture Association’s Trusted Partner Network.

The studio is located in a federally designated Opportunity Zone, a program aimed at promoting economic development and job creation in low-income areas.

Sylmar Studios has already garnered acclaim, earning a Community Impact Award at the Los Angeles Business Council’s Architectural Awards in October. Designed by Ware Malcomb with XBC Building Company and Bomel Construction as principal contractors, the facility reflects an emphasis on architectural excellence and community impact.

CEO Tony Guanci highlighted the studio’s vision, stating, “From the thoughtfulness behind the physical location of the space to the dedication to cutting-edge technology, the inclusion of best-in-class production studios, and know-how of our seasoned team, every aspect of Sylmar Studios is tailored to redefine the standard of production facilities, setting the stage for an unparalleled filmmaking experience.”

The specific productions scheduled to utilize Sylmar Studios have not been disclosed. Opening in January 2025, the facility is designed to provide a technologically advanced and sustainable environment for filmmakers. It is anticipated to attract major projects and contribute to economic and creative growth in the Los Angeles region.

The studio sector in commercial real estate has experienced a surge in growth, driven by the escalating demand for content amid the streaming wars. Major players such as Blackstone, Hudson Pacific Properties, and Stockbridge Capital Group are leading significant studio developments in key markets like Los Angeles, New York City, and Atlanta. Tax incentives in states like California, Georgia, and New Mexico are further accelerating investments.

Looking ahead, the demand for technologically advanced production facilities remains robust, bolstered by industry consolidation and content creation techniques advances, according to a report by Gallagher & Mohan. Despite anticipated challenges such as reduced production output due to strikes and budget constraints, the market is expected to maintain strong growth. The integration of cutting-edge technologies and media giants’ competition to produce high-quality content positions the studio real estate segment as a dynamic and promising area for investment.
