Hanley Investment Group (HIG) has successfully brokered the sale of two retail buildings at Aliso Viejo Town Center, a prominent 380,000-square-foot community center in South Orange County, California. The properties sold for $14.7 million across two separate transactions and received multiple qualified offers.
The larger of the two properties, a two-story, 24,986-square-foot retail and medical building, sold for $9.4 million. Located within Aliso Viejo Town Center at approximately 26711 Aliso Creek Rd., the building is home to a diverse mix of tenants, including Buffalo Wild Wings, Active Med Supply, Cold Stone Creamery, F45 Training, Kidcreate Studio, and three dental offices. HIG advised the seller to extend near-term leases and execute new agreements, providing minimal lease rollover for the buyer. This approach enhanced the asset’s value and led to eight qualified offers.
The seller of this property was an entity affiliated with the San Francisco-based Voss family, and the buyer is an LLC associated with Orange County’s Amer Boukai.
In the second transaction, a vacant 7,914-square-foot single-tenant retail pad building at 26641 Aliso Creek Rd., previously occupied by Macaroni Grill, sold for $5.3 million. The property, situated at the signalized intersection of Aliso Creek Road and Enterprise, attracted strong interest from developers and users. It was sold by an entity affiliated with a private investor from Florida, and the buyer was Irvine-based ValueRock.
Aliso Viejo Town Center benefits from its location in the affluent, master-planned community of Aliso Viejo, California. With an average household income of $155,000 and a population of 279,000 within a five-mile radius, the center is well-positioned to serve the area’s discerning consumer base. The broader Orange County region, with a population of approximately 3.19 million and key attractions like Disneyland, draws millions of visitors annually, contributing to a robust local economy. In 2023, visitors spent $15.8 billion, further enhancing the appeal of this prime retail hub.
