UPS Store Selling 67,099 SQFT Sorrento Mesa HQ

A 67,099-square-foot commercial property in the Sorrento Mesa area of San Diego is on sale.

The three-story property, located on a 2.96-acre lot at 6060 Cornerstone Court West, is zoned for a wide range of uses. It’s also one of only two freestanding office buildings in Sorrento Mesa, an area at the center of San Diego’s thriving life sciences industry, according to CBRE’s marketing materials, which did not disclose the asking price but noted that bids will be collected on October 22nd.  

A distinctive parallelogram shape, glass facade and geometric portico set the property apart from surrounding office buildings, like those at nearby Pacific Corporate Park. The building features a large skylight overlooking an internal atrium and an outdoor seating area. The building’s parking lot contains 186 parking spaces.

The office building was originally constructed in 1985 and was occupied for a period of time by Mail Boxes Etc. United Parcel Service merged with Mail Boxes Etc. in 2001 to form the UPS Store brand, and this property was part of that merger, according to public documents reviewed by The Registry. The property serves as the UPS Store’s corporate headquarters. 

The property is located near Interstate 805, Interstate 5 and Interstate 15, connecting it to the Los Angeles area and the rest of Southern California. La Jolla, Del Mar and Cardiff are a short drive away. 

The building is zoned for a variety of possible uses, which offers future owners an opportunity to reimagine this asset in several ways. Tech-based and life science industry tenants have come to define Sorrento Mesa, so a redevelopment of the property to accommodate those tenants might make the most sense. 

Life science companies like Cardinal Health, Allele Biotechnology, RWD Life Science, Integra LifeSciences, Agilent Technologies and the Next-Gen Life Sciences campus have distinguished the Sorrento Mesa area as a life science hub. Other corporate neighbors to the property include tech companies like TimeWarner Cable, Samsung and Qualcomm.

The life sciences sector in San Diego, especially in Sorrento Mesa, has proven to be a vital contributor to the region’s economic strength, as highlighted in Cushman & Wakefield’s life sciences report for Q2 2024. 

The life sciences industry in San Diego County is a major economic driver, contributing $34.9 billion to the local economy and employing over 75,000 people directly. Biotechnology is the largest sector, followed by research and testing. While some areas, like in-vitro diagnostics and biotechnology R&D, saw job losses, others, such as general life science R&D and medical laboratories, experienced growth. Notably, the scientific and research tools manufacturing sector showed significant employment growth of 8.4 percent year-over-year.

Life sciences workers in San Diego County earn an average wage of $160,228. The region benefits from a strong research and development ecosystem, with substantial funding from the National Institutes of Health and the National Science Foundation. When considering the broader impact on the economy, the life sciences industry in San Diego County supports nearly 180,000 jobs across various sectors and generates a total of $56.6 billion in economic activity.

While venture capital investment has dipped slightly, the demand for specialized spaces remains strong, suggesting a cautiously optimistic outlook for the life sciences sector in San Diego.
