A shuttered gas station at the intersection of Crenshaw Boulevard and Marine Avenue, straddling the border between the City of Gardena and the unincorporated community of Alondra Park, is set to undergo a significant transformation. The Los Angeles County Department of Regional Planning has approved Vargas Properties’ proposal to redevelop the site into a seven-story apartment building, marking a new chapter for the area.

The project, located at 15101 Crenshaw Boulevard, will introduce 222 studio apartments, each ranging from 200 to 250 square feet, according to a report in Urbanize. Notably, the development will proceed without any on-site parking facilities, reflecting a growing trend in urban residential projects that prioritize density and proximity to public transportation over traditional parking amenities.

Vargas Properties has leveraged density bonus incentives to exceed the standard zoning limitations for the site, allowing for the construction of a larger building. In return, the developer has committed to setting aside 15 units, or roughly 7 percent of the 222 total, for low-, very low-, and extremely low-income households.

Designed by Rahman Engineering, the building is expected to feature a contemporary architectural style with a central courtyard, providing residents with communal outdoor space. The design reflects a modern approach to urban living, with an emphasis on maximizing living space within a compact footprint.

Recent developments along Crenshaw Boulevard in Los Angeles highlight a wave of new apartment projects that are reshaping the area, driven in part by the expansion of the Metro’s K Line. Notable among these is the Crenshaw Crossing project, which recently cleared a significant hurdle with approval from the Los Angeles City Planning Commission. This mixed-use development, located near the Expo/Crenshaw Station, will include over 400 residential units and substantial retail space. A significant portion of the apartments will be designated as affordable housing, catering to low- and moderate-income households. Another major project is at 4005 Crenshaw Boulevard, where the first phase of the Baldwin Hills Crenshaw Plaza redevelopment is set to introduce 636 apartments, along with extensive commercial space. These projects are part of a broader revitalization strategy for the Crenshaw Corridor, enhancing both housing availability and economic activity in the region.
