Pasadena, CA – April 27, 2022– NAI Capital Commercial is pleased to announce that Tina LaMonica with the Pasadena office has completed a 10-year lease for 11,957 square feet in Pasadena, California. Tina represented the landlord, Greenbridge, in the transaction. The tenant, Wake & Late Restaurants LLC, was represented by Camille Camper with Highland Partners Corp. Total consideration was nearly $4 million dollars.

Wake & Late Restaurants will occupy a section of the former Le Cordon Bleu culinary school building located at 525 E Colorado Blvd. Built in 1925, the 4-story office building features approximately 100 feet of ground floor retail space frontage on E Colorado Blvd where Wake & Late Restaurants will be activating the existing restaurant space. The property is in a central Pasadena location with a Walk Score of 90 and immediate access to the 210, 134, and 110 Freeways.

Wake & Late Restaurants specializes in made-to-order breakfast burritos, coffee, and fresh-squeezed Orange Juice, ordered online for delivery or pickup.  Wake & Late Restaurants is expanding its footprint in the Los Angeles area to five locations by the end of 2022. They currently have one location in Downtown LA.

Tina said, “525 E Colorado was occupied by Le Cordon Bleu culinary school years ago…the entire building was a cooking school.  Now they have multi-tenanted the building.”  Tina added, “The Last Crumb is a new tenant on the 4th floor which I helped with as well last year. All the existing kitchen space is now leased.  The rest of the building will be office/retail tenants.”
