Xenon Investment Corp. Buys 113-Unit Apartment Community in Century City for $66.1MM

Xenon Investment Corp. and Westside Habitats are active real estate investors and multi-family operators based in Los Angeles. The principals consist of Deepak Richard Mehta, Rohit Mehta, and Nataliya Mehta.

Xenon Investment Corp.’s latest purchase is the 113-unit property, built in 1999, located in Century City at 2201-2245 Beverly Glen Blvd. The deal closed at the end of March with a sale price of $66,100,000 ($584,070 per unit). The seller was Equity Residential Real Estate. The property sits on a prominent corner in West Los Angeles adjacent to Century City, Beverly Hills and Westwood.

Xenon liquidated and exchanged smaller multi-family assets throughout Los Angeles and was able to complete the purchase prior to the newly implemented Measure ULA Mansion Tax.

Xenon Investment Corp. has also simultaneously purchased 18 units located at 1945 Glendon Ave. in the adjacent Westwood neighborhood, also closing just a few days prior to ULA.

Xenon Investment Corp. is a local family office who now owns and self-manage, through Westside Habitats, a portfolio in excess of 1.8 Billion consisting of more than 3,300 apartment units throughout Los Angeles.
